Controller and contact

The Starlex company identified on this page is responsible for the processing described here. Send privacy questions and requests concerning your data to the email or postal address shown. This policy covers visitors, prospective clients, property submitters, newsletter subscribers and job applicants. A particular transaction or employment relationship may require additional information.

Enquiries and property submissions

We process the name, email, telephone, message and property information you provide, including an address, property characteristics and asking price when you submit a property. We use this to respond, arrange viewings and prepare the service you request. The basis is steps at your request before entering a contract (GDPR Article 6(1)(b)); for general correspondence, our legitimate interest in answering and managing communications (Article 6(1)(f)). Sending a contact form does not subscribe you to marketing.

Saved properties

When you save a property, we store selected property IDs and a random browser identifier in your browser. We synchronise the selection with our server to provide your requested shortlist. If you request contact about it, we add your email and the time of your request. This is a property-related request, separate from newsletter consent. The basis is preparing the service you request and our legitimate interest in providing the selected feature.

Newsletter

By subscribing, you consent to receive Starlex market updates and property offers by email. We record your email, signup time and consent source. The basis is consent (GDPR Article 6(1)(a)). Withdraw it through the unsubscribe link in an email or by contacting us. Withdrawal does not affect the lawfulness of earlier processing or replies to separate service enquiries you make.

Job applications

We process your contact details, message, selected vacancy and any CV you voluntarily attach to assess your application and communicate during recruitment. The basis is steps at your request before an employment contract and our legitimate interest in running recruitment and defending legal claims. Do not include identity numbers, identity document copies, health information or other sensitive information unnecessary for recruitment. Retention for unrelated future vacancies needs a separate basis; this form does not request that consent.

Technical data, security and analytics

The server and security services process connection information such as IP address, browser information and request times to operate the website and prevent abuse. The basis is our legitimate interest in protecting the website and personal data. When enabled, Cloudflare Turnstile checks browser and connection signals to distinguish people from automated requests. Google Analytics 4 starts only after analytics consent. It receives page/property views, summaries of search filters and interaction events, excluding form contents, contact details and free-text searches. See the cookie policy for details.

Who can receive data

Starlex staff and agents access data according to their duties. We use hosting, database, email and technical support providers to run the service. Cloudflare provides R2 file storage and, when enabled, Turnstile; Google provides consented analytics and maps that load automatically when a map section is displayed on the site. Opening an external video sends data to Google/YouTube or Vimeo. Links to these providers’ privacy information appear below. We disclose data to competent authorities where legally required or necessary to defend legal claims. We do not sell personal data.

AI assistance and human review

Agents may use AI tools to prepare property descriptions, translations and image analysis. Depending on the enabled tool, entered information may be processed by Anthropic, OpenAI or Google. Only information needed for the task should be supplied to these tools. Website submissions are not used for solely automated decisions that produce legal or similarly significant effects for you. Property suggestions and published information do not replace an agent’s assessment.

Processing outside the European Economic Area

International service providers may process data outside the EEA, including the United States. The applicable safeguard depends on the recipient and service, for example a valid adequacy decision or European Commission standard contractual clauses with any necessary additional measures. You can request details of the recipients, applicable safeguards and a copy of them from us. Opening external content is optional.

Retention

For enquiries, retention is assessed against completion of the request, continuing dealings and applicable legal claim limitation periods. Transaction documents are subject to relevant accounting and other legal duties. For applications, we assess completion of recruitment and the need to handle a potential recruitment dispute. Newsletter information is used until withdrawal or closure of the list; limited consent/opt-out evidence may be retained to honour withdrawal and defend legal claims. Technical log retention depends on security investigations and service settings. Archiving a record does not itself delete it. Contact us about the retention or deletion of a particular record. Browser storage periods are described in the cookie policy.

Your rights

Subject to GDPR conditions, you can request access, correction, erasure or restriction of processing. Portability applies to automated processing based on consent or a contract. You may object to processing based on legitimate interests and object to direct marketing or withdraw consent at any time. Legal exceptions may limit erasure. We may ask for proportionate identity verification to protect your data. We normally respond within one month; if a permitted extension is necessary, we explain the reason and timing. You may complain to Latvia’s Data State Inspectorate (dvi.gov.lv) or another competent EEA supervisory authority.

Providing data and policy changes

You can browse without submitting an enquiry or consenting to analytics. Required form fields are needed to handle the corresponding request; without them we may be unable to do so. A phone number and CV are optional unless a form states otherwise. Material changes and the revision date are published here. Where a new purpose requires consent, we request it separately.
