Cookies and similar technologies
Cookies are data stored by your browser. We also use localStorage (persists after closing the browser) and sessionStorage (normally lasts for the tab session). The entries below reflect the website code. Not every feature is enabled on every visit.
Storage needed to run the website
NEXT_LOCALE remembers your language for up to one year. Staff login uses authjs.session-token (also with a __Secure- prefix), with a session lasting up to 8 hours; authjs.csrf-token and authjs.callback-url (also with secure prefixes) protect login and return navigation. These are not advertising identifiers. Login helper entries normally last for the browser session.
Features you request
After you use the saving feature, localStorage entries starlex_saved_listings and starlex_visitor_id provide the shortlist and its server association. They have no automatic browser expiry; clear them using your browser’s site-data settings. sessionStorage entries starlex:listings-* and starlex:projects-* restore list pages, views and scroll positions; starlex_lead_from remembers the site link that started a property submission. These last for the tab session or are replaced/removed after use. They are not used for advertising across websites.
Analytics — only with consent
When the Google Analytics 4 integration is configured, it is initially blocked. Equally accessible buttons allow or reject analytics. Acceptance allows Google to receive public page/property views, interaction data and browser/session identifiers. We exclude form text, contact details, free-text searches, URL query strings and fragments. _ga and _ga_<measurement ID> are Google analytics cookies, expiring up to 180 days after the last visit. Google Signals and advertising personalisation are disabled in this integration. Retention within the Google Analytics account is separate from cookie expiry; ask us for the applicable account setting.
Remembering and withdrawing your choice
The localStorage entry starlex.analytics-consent.v1 records acceptance or rejection, a version and timestamp for 180 days. Scrolling or continuing to browse does not give consent. Change your choice at any time through “Cookie settings” in the footer. Rejecting stops new events and removes this integration’s analytics cookies. It does not delete information already received by Google; contact us to exercise your data rights. When analytics is inactive, a new visitor sees an information notice with an “Essential only” choice. This does not enable analytics. Cookie settings remain available even when analytics is not configured.
Maps and external videos
Google Maps loads automatically when a map section is displayed on the site, without a separate load button. Your browser connects to Google, which receives connection data, including your IP address and browser information, and may use its own technologies under its policy. Loading a map does not enable Google Analytics. YouTube and Vimeo videos load only after a separate choice at each video, at which point the provider receives connection data. Hide a video using its button; loading it again requires another choice. This video choice is not saved as permanent site consent. Decorative background videos from external platforms do not load automatically.
Security and providers
When enabled, Cloudflare Turnstile protects forms against automated abuse; it is not an analytics or advertising tool. Cloudflare processes browser and connection signals under its Turnstile Privacy Addendum. Photos and files may be delivered through Cloudflare R2 and previously imported AWS/Starlex resources. International processing and your rights are explained in the privacy policy. You can block or clear site data in your browser, which may reset your language, shortlist or login.
