Ķempji – a more than 150-year-old farmhouse in the ancient Abava Valley

There are places where silence reigns. And there are places where silence has its own sound. "Kēmpi" is one of them.

In Matkule parish, in the heart of Kurzeme, surrounded by the ancient landscape of the Abava Valley, there is a more than 150-year-old farmhouse with a 4.41-hectare land estate. Here, mornings are spent in fog over the meadows, in the evenings the sun colors the edge of the forest, and in the yard there is an impressive oak tree, in whose shade several generations have gathered in the summer for years.

The house was built around 1870. Over the years, it has been renovated, preserving its character – thick stone walls, old wooden beams and traditional atmosphere. Part of the building has been rebuilt, a second floor has been built, double-glazed windows have been replaced, a kitchen, bathroom and toilet have been installed, water and electricity have been connected. The house is habitable and can be comfortably stayed in from spring to autumn. In cooler weather, coziness is provided by a fireplace that heats several rooms.

However, this is not a house for those looking for a completely finished property. Some of the most important works have already been completed, but the new owner will still have the opportunity to finish what has been started and create a house exactly according to their own ideas. The approximately 200 m² building offers plenty of space and opportunities to realize their vision, while maintaining the character of an old farmhouse.

One of the greatest assets of "Ķempji" is the surrounding environment. The yard offers a wide view across the meadows to the forest, and the foggy summer mornings are one of the most special features of this place. Roe deer are regularly seen around, countless birds can be heard, and the Abava River can be reached in a few minutes.

There are two ponds on the property. One of them is fed by a spring and a flowing stream, is home to fish and crayfish, and is suitable for both swimming and fishing. Despite the peace and proximity to nature, everything you need is very close by – Sabile is about 3 km away, Kandava 12 km, Tukums 43 km, Jūrmala 85 km, and Riga is about an hour and a quarter drive away. Right next door is the Zviedru Cepure active recreation center, which complements the area's year-round opportunities.
