Description:

We offer for purchase one of the largest multifunctional recreation and hunting complexes in the Baltics, located in Straupe Parish, Cēsis Municipality, within the territory of the Gauja National Park, next to Lake Ķirži. The property combines a pristine natural environment with a fully developed infrastructure, making it ideal for either a prestigious private residence or commercial development in the hunting and hospitality/tourism sectors. The property is located 19 km from Cēsis, 43 km from Valmiera, and 75 km from Rīga.

The development of the complex began in the early 2000s, utilizing the highest quality materials and engineering solutions for its construction. The construction of all buildings was officially approved and commissioned by the State Construction Control Bureau and the Nature Conservation Agency.

Property Composition and Technical Details:

1. Land Properties (Total Area: 27.56 ha).

- Land plot of 7.33 ha: The core territory where the building complex is situated. The land composition includes forest, meadows, a beautifully landscaped courtyard, access roads, and a well-maintained 0.51 ha pond stocked with fish.

- Adjacent land plot of 20.23 ha: Consists of 10.67 ha of forest, 5.52 ha of agricultural land (arable land and pastures), and 4.04 ha of marshland. The marshland area can be officially transformed into ponds, for purposes such as fish farming. 

2. Building Complex (Total Area: approx. 1,700 m²).

A total of 11 structures, all fully commissioned and put into operation. The complex offers a total capacity of approximately 50 guest beds. All residential and recreational buildings are equipped with fireplaces (excluding utility buildings).

- Event / Function Building: 610 m². Partially completed. Designed as a large guest house featuring spacious rooms for celebrations, conferences, and communal dining.

- Utility / Outbuilding: 261 m². 

- Sauna Building: 122.8 m², located directly on the lake shore and equipped with a swimming pool. 

- Residential House: 101.4 m².

- Guest House No. 1 (Two-bedroom): 81.6 m² – 3 units.

- Guest House No. 2 (One-bedroom): 53.3 m² – 2 units. 

- Boiler House: 52.8 m².

3. Hunting Estate and 3,990 ha Hunting Grounds.

- Hunting Grounds: The hunting estate is fully developed and purposefully managed. A vast 3,990 ha hunting territory, located within the pristine environment of the Gauja National Park, is assigned to the complex.

- Licenses and Wildlife: Approximately 80 hunting licenses/tags are secured annually, including around 20 red deer stags and 1–3 moose. Selective hunting traditions have been strictly practiced on the estate since the 1990s, resulting in a premium-quality deer gene pool and numerous gold-medal trophies. The territory is home to nearly all Baltic fauna, including wolves, as well as all other big and small game.

- Contracts and Management: A unified cooperation agreement is in place with 4 adjacent hunting clubs. The hunting rights contract is concluded directly with the Nature Conservation Agency (rather than Latvia's State Forests – LVM), which significantly streamlines paperwork and administrative processes.

- Infrastructure: A complete hunting infrastructure network has been established (hunting blinds/towers, trails, access roads) along with a technically equipped primary game processing facility (skinning/dressing room, freezers, refrigerators, winches, and transport systems). The Gauja River runs through the territory, serving as a natural wildlife attractant.

4. Engineering Solutions and Amenities.

- Heating: The complex's heating are provided by modern, combined heating solutions: pellet boilers, local gas heating, and an electric heat pump. 

- Access: An asphalted access road leads directly to the property, with maintenance and winter snow clearing partially provided by state and municipal road services.

- Recreation: A beach volleyball court, as well as sports and children's playgrounds, are established on the grounds.

- Property Management: If required, cooperation can be continued with the current technical staff and a professional hunting manager.
